Moving is stressful, there’s no doubt about it. Moving out of a rental property can be even more stressful! Here’s our top tips from our Principal Property Manager Rachel Butterworth on how to make sure things go smooth sailing when vacating your lease.
1. Make sure you give yourself enough time. Plan ahead and allocate enough time for packing, cleaning and organising external services (allow for waiting periods and for any repairs you may need). You don’t want to be rushed at the end.
2. Engage professionals. As per QLD law you are not required to hire a professional bond cleaner but if you want to avoid the stress or know you’ve had problems meeting the standards in the past, it may be best to book. With any services you engage including pest control and carpet cleaning, make sure you hire a reputable business and check multiple reviews (ask your Property Manager for recommendations). We also suggest checking the work yourself before you pay. In terms of cleaners, remember the quality of the clean is what the inspector is looking for, not the receipt.
3. Book a pre-inspection. Most agents are happy to do a quick run through of the property and identify any key areas that could be brought up at an exit inspection. This can save you time and/or any unnecessary costs and is a good idea if you are unsure of a potential issue.
4. Attend the exit inspection. This may not always be possible but most inspectors prefer you to be at the exit inspection in person. That way any concerns can be discussed and agreed upon there and then.
5. Communicate with your Property Manager. If you have time constraints, need a quick turn around with your bond or disagree with anything found at an exit inspection, communicate with your Property Manager. We are here to help.
